The Airbnb Turnover Cleaning Checklist Our Short-Term Rental Cleaners Train On: Hostkeyper's Turn & Inspect Method
A great Airbnb cleaning comes down to a system. This is Hostkeyper's Hybrid Turn & Inspect checklist — the five-phase process our short-term rental cleaners follow so cleaning, security checks and preventative maintenance all happen inside a tight same-day turnover window.

Why a turn-and-inspect checklist matters
Guests judge a vacation rental in the first minute. One hair on a pillow, an empty toilet-paper roll or a TV remote with dead batteries can cost a star. A written checklist means every Hostkeyper cleaner resets and inspects the home the same way, every time — and it's faster, because nothing is decided on the spot.
Phase 1: Arrival and security inspection (first 10 minutes)
- Smart lock check: confirm the lock battery level and wipe down the keypad
- Initial damage scan: walk the whole property before unpacking supplies and take timestamped photos of any damage, stained linens, broken furniture or excessive trash
- Technology check: reboot the Wi-Fi router if there's an alert, turn on the TVs, and make sure remotes work and streaming apps are signed in
- Climate check: set the thermostat to the host's preferred between-guests temperature, and test every overhead light and ceiling fan
Doing this first means the host hears about problems while there's still time to fix them before the next guest arrives.
Phase 2: Kitchen
- Run a short dishwasher rinse to make sure it drains, and run the garbage disposal with hot water
- Clear out all leftover guest food
- Deep-clean the microwave, cooktop and refrigerator shelves
- Wash dishes, wipe every counter until it's smooth to the touch, and polish the sink and faucet
- Check under the sink with a flashlight for leaks or moisture rings
- Count and restock coffee, tea, paper towels, dish soap and fresh sponges to the home's standard levels
Phase 2: Bathrooms
- Flush every toilet to check pressure and that it stops filling; run sinks and showers to check drainage and clear hair traps
- Scrub and sanitize the toilet front, back, tank and under the bowl, the shower, grout and glass doors
- Polish mirrors and fixtures to a streak-free shine
- Use separate bathroom rags that never touch another surface
- Roll or fold fresh bath towels, hand towels and washcloths to the host's standard
- Refill or set out shampoo, conditioner, body wash and hand soap
Phase 3: Living spaces
- Dust surfaces, media consoles, picture frames, lamps and baseboards
- Vacuum upholstered furniture, fluff and straighten pillows, fold throws
- Check behind and under the sofa and inside any sleeper sofa for forgotten items
- Organize TV remotes in their spot, and make sure any noise monitor is plugged in and working
- Sweep the patio, wipe outdoor furniture and straighten it
Phase 3: Bedrooms
- Strip each bed completely and inspect sheets and mattress protectors for stains or wear
- Remake the bed hotel-style with crisp, fresh linens, tight corners and fluffed pillows
- Check under the bed, behind the headboard and inside drawers for items left behind
- Make sure closets have matching hangers and the iron and ironing board are neatly stored
- Dust nightstands, dressers and lamps, and wipe mirrors
Laundry room
- Wipe the washer, dryer and detergent tray
- Empty the dryer lint trap — it's often forgotten and is a fire hazard
- Dry the washer door gasket
- Report it right away if the washer or dryer won't run or is leaking
Phase 4: Preventative maintenance and floors (last 30 minutes)
- Check the HVAC return filter and replace it on schedule (monthly or every other month) with a fresh MERV-8 or MERV-11 filter
- Vacuum all carpets and rugs, then mop hard floors with a damp microfiber system and a cleaner made for that floor type
- Mop from the far end of the home back toward the door
- Empty every indoor trash can, add fresh liners, and roll outdoor bins to the curb or back depending on pickup day
Phase 5: Final quality lock-up
- First-impression walkthrough: walk backward out of the home checking that blinds are even, pillows are straight, lights are off and the home smells fresh
- Secure the perimeter: lock every exterior window, patio slider and door
- Submit the report with pre- and post-clean photos so the host can see the home is guest-ready
What we report to the host
A spotless home with a broken A/C still gets a bad review. Anything we find — damage, a slow drain, a leak, a dead TV remote, stained linens, cigarette smells or signs of pests — goes into the daily damage and restocking report with photos, before we lock the door.

Frequently asked questions
What should an Airbnb cleaning checklist include?
It should cover stripping and washing linens, kitchen and bathroom sanitizing, dusting and floors, restocking consumables, and a functional check of lights, A/C, Wi-Fi, locks and appliances.
How long does an Airbnb turnover take?
It depends on the size and condition of the home. A five-phase checklist that inspects, cleans and tests in a set order makes every turnover faster and more consistent, even in a same-day window.
What is a turn-and-inspect clean?
It's a turnover that combines cleaning with a security and maintenance inspection — checking locks, Wi-Fi, appliances, plumbing and HVAC filters — so problems are caught before the next guest arrives.
Can I customize the checklist for my property?
Yes. Hostkeyper follows your house notes and staging photos, such as how you like pillows and throws placed.
